Manufactured home furnace and AC service in Spokane

Manufactured homes use their own kind of furnace, their own duct layout and their own rules for replacement equipment. We work on them regularly, from a downflow furnace that will not light to a crushed crossover duct under the floor.

Quick answerManufactured home HVAC service in Spokane covers the downflow furnaces built for these homes, the ducts that run under the floor and cross between sections, and add-on air conditioners or heat pumps. Replacement furnaces must be approved for manufactured housing and sealed-combustion. Most repairs are ignition, blower and limit parts done in one visit.

The job

What makes manufactured home HVAC different

A manufactured home furnace sits in a closet and blows air down into ducts that run through the floor. It draws combustion air from outside and vents through the roof, sealing the burner off from the living space. Replacement equipment has to be listed for manufactured housing, so a standard site-built furnace is not a substitute.

The ducts are different too. A main trunk runs down the length of each section, and on multi-section homes a flexible crossover duct connects the halves under the floor. Crushed, torn or disconnected crossovers are one of the most common causes of cold rooms and high bills.

Manufactured home work we do

Downflow furnace repair and replacement

Downflow furnaces fail in the same places as other furnaces: ignitors, flame sensors, pressure switches, blower motors and limit switches. We diagnose them the same way, from the fault code and the start sequence. When replacement is due, we install a furnace listed for manufactured homes, match the floor opening and duct connection, and connect the roof vent and combustion air correctly. Electric manufactured home furnaces are common too, and we repair their elements, sequencers and blowers or quote a heat pump upgrade.

Manufactured home AC and heat pump hookups

Many manufactured home furnaces are built to accept a cooling coil, so central air or a heat pump can be added with an outdoor unit on a pad beside the home. We confirm the furnace model accepts a coil, size the system to the home, and run the line set and electrical properly. The furnace blower may need a speed change for cooling airflow. Where the furnace cannot take a coil, a ductless system is often the simpler route, and we price both so you can compare.

Underfloor duct and crossover repair

We inspect the underfloor space through the access panels for torn belly wrap, disconnected branches and crushed or sagging crossover ducts. A crossover that lies on the ground or is pinched by the skirting can cut airflow to half the house. We replace damaged crossovers with insulated duct, support it off the ground, reseal the connections and repair belly wrap openings so animals and cold air stay out. Airflow at the registers is checked before and after so you can see the difference.

Spokane specifics

Manufactured homes across Spokane County

About 5 percent of the housing units in Spokane County are mobile or manufactured homes, many of them in the rural and suburban parts of the county around the city. Those homes run their furnaces through the same long heating season as any house here, but with equipment and ductwork that need parts and knowledge specific to manufactured housing, which is why we treat it as its own service.
