Furnace tune-ups in Spokane before the first cold snap

A fall tune-up finds the weak ignitor, the dirty flame sensor and the cracked vent pipe in October, when fixing them is cheap and scheduled, instead of in January on the coldest night of the year.

Quick answerA furnace tune-up in Spokane takes about an hour. The technician tests ignition and flame sensing, checks gas pressure and the heat exchanger, measures carbon monoxide in the flue, cleans the burners and sensor, checks the blower and filter, and confirms the vent and intake pipes are clear before snow season.

The job

What a tune-up actually checks

A tune-up is not a quick filter change. We run the furnace through its full start sequence and measure each step, because the parts that fail in winter usually show warning signs in the fall: an ignitor that takes longer to glow, a flame sensor reading that is dropping, or a pressure switch that barely closes.

We also check safety. A combustion analyzer tells us whether the furnace is burning cleanly and venting properly, and a camera on the heat exchanger shows cracks before they become a carbon monoxide problem. You get the readings in writing, not just a sticker on the cabinet.

What this covers

The three parts of a tune-up

Gas furnace safety inspection

We shut the gas off, open the burner compartment and inspect the heat exchanger with a camera for cracks, rust-through and scorch marks. We test the high-limit, rollout and pressure switches to confirm each one will shut the furnace down if it has to, check the gas valve and manifold pressure against the nameplate, and look at the flue connector and chimney liner or plastic vent for leaks, sags and blockages. Any finding that affects safety is explained on the spot with a photo.

Carbon monoxide check

With the furnace running at steady state, we measure carbon monoxide, oxygen and flue temperature with a combustion analyzer. High carbon monoxide in the flue points to a dirty burner, wrong gas pressure or a combustion air problem, and we correct it before we leave. We also check the air around the furnace and at supply registers, and confirm that working carbon monoxide alarms are installed near sleeping areas. If yours are missing or past their expiration date, we tell you.

Filter and burner service

Burners collect dust and rust flakes over a summer, which leads to delayed ignition and the loud boom some furnaces make at startup. We clean them, clean the flame sensor, and check the ignitor's resistance. The filter is replaced or checked for fit, since a gap around it lets dirt straight into the blower. We inspect the blower wheel and motor, check the capacitor on units that use one, and clear the condensate trap and line on high-efficiency furnaces.

Spokane specifics

Getting ready for a Spokane winter

Spokane sits in the Cascade rain shadow and gets most of its precipitation in winter, often as snow, so the plastic intake and exhaust pipes on high-efficiency furnaces can be buried by drifts or roof slides. During every fall tune-up we check where those pipes exit the house, confirm they sit high enough above the expected snow line, and show you which two pipes to clear if the furnace ever locks out after a storm.

Questions on this job

Furnace tune-up questions

How often should a furnace be tuned up?

Once a year, ideally in September or October before the heating season starts.

How long is a tune-up visit?

About an hour for most furnaces.

Is a tune-up required for my warranty?

Many manufacturers require annual professional maintenance to keep parts coverage valid. Check your furnace's warranty terms.

Will you fix problems you find?

We quote them first. Small items like a flame sensor cleaning are part of the tune-up; parts are approved by you.

Do you check carbon monoxide?

Yes. Every tune-up includes a combustion test and a check for working CO alarms.
